The real numbers from a portfolio we manage: twelve full months, neighbourhood by neighbourhood and month by month. Estimates and listing-site averages are easy to find; operating data rarely gets published.
The cliché says summer is everything. The data says otherwise: May is the most profitable month (€240 per available night), and October has the highest occupancy of the year (89%), above August (78%), driven by conferences and trade fairs. The real winter runs from November to January, when revenue per night falls to a third of the peak.

Bars: revenue per available night (RevPAR). Line: average occupancy for the month. Sample: 33-40 active flats, depending on the month. The chart labels are in Spanish: “Ingreso por noche disponible” is RevPAR and “Ocupación media del mes” is average monthly occupancy.
The variable that moves revenue most is how many guests the flat can sleep, more than where it is. Going from 2 to 4 guests practically doubles monthly revenue. The sweet spot is 5-6 guests; beyond that, the gain flattens out. A well-placed sofa bed can be worth more than a refurbishment.

Chart labels in Spanish: “Facturación bruta mensual” is gross monthly revenue, “Mediana” the median, “Percentil 75” the 75th percentile and “huéspedes” guests.
The average nightly rate doubles between neighbourhoods: from €148 in Ciutat Vella (where budget supply weighs heavily) to €317 in the Eixample, which combines volume and price. Gràcia and Sants hold solid rates with very different guest profiles. For reference, the Barcelona market average is around €175-215 a night according to AirDNA and AirROI; our portfolio sits above it in every central area.

Chart labels in Spanish: “Tarifa media por noche efectivamente cobrada” is the average nightly rate actually charged; the dashed line is the Barcelona market average (AirDNA / AirROI).
Source: real operating data from the portfolio managed by MyRentalHost in the city of Barcelona and its metropolitan area. Period: 12 full months, from 1 July 2025 to 30 June 2026. Sample: holiday flats with commercial activity during the period (33-40 depending on the month for the monthly series).
Definitions: the nightly rate (ADR) is the accommodation amount actually charged to the guest, excluding cleaning and tourist tax, before commissions. RevPAR is accommodation revenue divided by available nights. Revenue is gross: before platform and management commissions, and before costs.
