Guest registration (RD 933/2021)
Daily transmission of your guests' data to the security forces, within the legal 24-hour deadline. A configured, auditable system, with nothing for you to touch. Fines for non-compliance: up to 30.000 €.
Renewals and change of licence holder
We handle renewals, changes of holder when you sell or inherit the apartment, and all the paperwork with the city council or the Generalitat / Comunidad de Madrid. So you never lose your licence over a missed deadline.
Support during Tourism inspections
If you're inspected, we get you ready: documentation, plaque, guest register, contracts. If a proposed penalty arrives, we draft the response with you. We know the procedures of both administrations.
Tax matters specific to the tourist apartment
IRPF, VAT where applicable, Modelo 100 (residents) and Modelo 210 (non-residents). We advise on how to correctly declare the income from your tourist apartment and plan changes of regime if you switch to mid-term rental (LAU / Ley 11/2025).

    Energy Performance Certificate (CEE) · the one Airbnb requires

    Since 2024, Airbnb has required EU hosts to upload the apartment's Energy Performance Certificate. It has been mandatory in Spain since 2013 for any rental, is valid for 10 years and is issued by a certified technician. We handle everything: technical visit, registration with the regional authority (Generalitat or Comunidad de Madrid), official label and upload to Airbnb. Fixed cost agreed upfront, no surprises.

    Renewal of the certificate of occupancy

    Cataluña requires the certificate to be renewed every 15 years. Without it you can't rent (neither tourist nor residential). We handle the inspection with a registered architect, the correction of any issues, and registration with the Generalitat.
