Airbnb management in Madrid.
You get paid. We handle the rest.
What we’ve done in Barcelona for 16 years, now in Madrid. Many of our owners live in another country: they follow the flat from their phone, get paid every month, and leave everything in between to us.
A flat managed by MRH
Everything your flat needs to earn well, without you lifting a finger.
We take care of all of it: the nightly price, the listings, messages with guests, check-in, cleaning, repairs and the legal side. You just receive the income.
A price that moves every day
We set the nightly rate every day around demand, the events on in Madrid and the season. Our pricing software does the maths; someone on our team makes the call.
Listings that get booked
Professional photos, a description written for the guest who is choosing Madrid, and your flat on Airbnb, Booking.com, Vrbo and other channels.
Check-in and guests, day and night
Guests can arrive at any hour and we answer them in several languages. If something stops working at midnight, we sort it out. You don’t hear about it.
Guest registration and the rules
We report every guest to the authorities as the law requires and keep your flat within Madrid’s tourist rules. No paperwork lands on your desk.
Cleaning and maintenance
Cleaning between every stay and preventive maintenance, so the flat is ready for the next guest and small faults don’t turn into big ones.
A clear statement every month
Income, occupancy and costs in the owner dashboard. You always know what your flat is earning.
Your flat in Madrid, followed from your phone.
The owner dashboard shows income, occupancy, upcoming bookings and costs, kept up to date. Every month you get a statement and a transfer to your account in Spain or anywhere in the SEPA area. If you live abroad, we coordinate your Form 210 with a registered tax adviser.
“We can back every decision about your flat with a number. No black boxes.”

We manage tourist flats in Madrid’s most sought-after areas.
From the historic centre to the neighbourhoods guests ask for most. If your flat is in the city of Madrid, we can help. If it’s in Salamanca, see how we manage tourist flats in the Salamanca district.
A small portfolio in Madrid
We’re growing in Madrid on purpose: we work with a limited number of owners so that every flat gets real attention. If you want a manager who knows your flat by name, not by a number, let’s talk.
Hospitality with human touch.
We started in 2010 with a single flat in Barcelona and a morning coffee going through the bookings. We’re a team now, but the method hasn’t changed: look after guests as if they were friends, and look after your flat as if it were ours.
We brought the same approach to Madrid, and we’re growing there one owner at a time.
The method starts with a coffee
Running a tourist flat in Madrid is, above all, following the rules.
Madrid’s rules have changed more in two years than in the previous ten. We work with them every day. This is what affects your flat directly:
Decree 27/2026: new requirements for VUTs
The Community of Madrid’s Decree 27/2026, of 25 March (BOCM, 6 April 2026), amends Decree 79/2014 and sets new floor-area and equipment requirements for every tourist-use dwelling (VUT), with three years from its entry into force to adapt. We check what changes for your flat and get it done. Guide to Decree 27/2026 →
Guest registration (Royal Decree 933/2021)
Every guest has to be reported to the national platform, with set deadlines and mandatory details. We do it for every booking; you don’t touch a thing. How guest registration works →
Plan Reside: licences are worth more than ever
Under Madrid City Council’s Plan Reside, getting a new tourist licence in a residential building is close to impossible today. If you already hold one, your flat is worth more; if you don’t, one legal route remains. The route that’s still open →
No licence? Mid-term rental
Stays of 32 days to 11 months on a mid-term contract under the Spanish Urban Leases Act (LAU). It needs no tourist licence, and we run it to the same standard as a tourist flat. How mid-term rentals work →
What every owner asks before we start.
How much does Airbnb management in Madrid cost?
Between 18% and 20%, depending on the flat. That covers pricing, the listings, guest support around the clock and keeping the flat within the rules. What’s included, in detail →
I live outside Spain. Can I leave everything to you?
It’s our most common case: owners who live in another country and need someone they trust to run the flat completely. We handle bookings, guests, cleaning, repairs and the rules, and you see everything in the owner dashboard, wherever you are. The notice period to end the service is 3 months. How remote management works →
How do I get paid, and who deals with Form 210?
Every month you get a statement and a transfer to your account, in Spain or anywhere in the SEPA area. If you live outside Spain, the rent is declared on Form 210 (non-resident income tax); we coordinate it with a registered tax adviser, so the deadlines are not yours to chase. Non-resident tax and Form 210, explained →
Can I rent out my flat in Madrid without a tourist licence?
Yes, as a mid-term rental under the Spanish Urban Leases Act (LAU): stays of 32 days to 11 months for people relocating for work, students or medical stays. It needs no tourist licence and usually earns more than a standard long-term let. More on mid-term rentals →
What does Decree 27/2026 require of my tourist flat (VUT)?
New floor-area and equipment requirements for every tourist-use dwelling (VUT) in the Community of Madrid. The decree, of 25 March 2026 (BOCM, 6 April 2026), gives three years from its entry into force to adapt. When we start working with you, we check your flat against it and tell you exactly what is missing, if anything. Full guide to the decree →
Who handles the mandatory guest registration?
We do. Royal Decree 933/2021 requires every guest’s details to be reported to the national platform. We report them on time for every booking, as part of the service, and keep the receipts. You don’t have to register anyone.
How much should your flat in Madrid earn?
An income estimate from real data for your area, your type of flat and the season. And a management proposal for your flat, only if it makes sense for both of us.
