Where the numbers come from. From the MyRentalHost Barometer: operating data from the portfolio we manage in the city of Barcelona and its metropolitan area, from 1 July 2025 to 30 June 2026, with 33-40 active apartments depending on the month. The nightly rate is what the guest pays for the accommodation, excluding cleaning and tourist tax.

1. Guest capacity: the lever that moves the most

The variable that changes an apartment’s revenue the most is not the neighbourhood. It’s how many people it can sleep. In our data, going from 2 to 4 guests almost doubles monthly income. The sweet spot is 5-6 guests; beyond that, the gain flattens out.

In practice, a good sofa bed in the living room can be worth more than a new kitchen. Before you invest, check whether your licence and the habitability certificate (cédula) allow more guests: the authorised number is what counts.

2. The neighbourhood sets the rate

The average nightly rate doubles depending on the area: from €148 in Ciutat Vella to €317 in the Eixample. Gràcia and Sants hold solid rates with very different guests. You can’t change the neighbourhood, but you do need to know who you compete with there. Pricing as if you were in another area is the most expensive pricing mistake.

As an external benchmark, the Barcelona market average is around €175-215 a night according to AirDNA and AirROI. Our portfolio average is €244.

3. May is worth more than August

Summer is not the best time of year. In our data, May is the most profitable month: €240 per available night. October fills up more than August: 89% occupancy against 78%, thanks to conferences and trade fairs. From November to January, income per night drops to a third of the peak.

What to do with that:

  • Open the spring and autumn calendar months ahead, with a high starting price.
  • Follow the city’s trade fair calendar: those are the weeks when the price can really go up.
  • Accept longer stays at a lower price in winter. An empty night can’t be recovered.

4. A price that moves every day

With that seasonality, a fixed price per season leaves money on the table at both ends: too low when there’s a trade fair, too high on a Tuesday in January. The price has to move with each day’s demand: public holidays, events, how far ahead the booking is made, what similar apartments in the neighbourhood charge.

Dynamic pricing tools help read demand, but people make the decisions. Our rule is simple: fewer bookings, more money. Occupancy is not the goal; what the owner ends up receiving is.

5. Reviews: won before the guest arrives

Reviews decide where the listing ranks and the rate the market will accept. Almost all bad ones start before the stay: a listing that promises more than there is, or a confusing check-in.

  • Real photos, with no retouching the guest discovers on arrival.
  • The description also says what isn’t there: no lift, a noisy street on Fridays. A guest who knows beforehand doesn’t put it in the review.
  • Quick replies, at any hour. The guest calls at midnight because something has stopped working. Someone has to answer and fix it.
  • Cleaning that is checked, not just done. A failed clean is the complaint that lowers the rating the most.

Airbnb sums this up in the Superhost badge, which is reviewed every three months and requires, among other things, an average rating of at least 4.8 and a 90% response rate. We have earned it six times.

What not to do

  • Cut the price to fill the calendar. More short, cheap stays mean more cleanings, more wear and more risk of bad reviews for the same money.
  • Forget the regulations. A listing without the licence number or the national registration number can be taken down. We explain it in our guide to the NIRTC.
  • Plan as if the licence were forever. In Barcelona, current licences have a horizon of November 2028. We cover it in our guide to Catalonia’s regulations.
